Market reality tools
True cost of ownership, an interest-rate stress test with the exact break-even rate, rent vs buy, the affordability check, and an offer builder anchored on your yield target.
Free extension · one optional Pro upgrade
A listing gives you a price and a photograph. AreaIntelig reads the page you are already on and works out what the property would actually do — on your assumptions, in your browser, with every figure open to inspection.
No account. No tracking. The free version is not a trial — you can use it forever.
Fourteen tools that run on the listing in front of you. All of them show their working, and all of them tell you when they are missing something rather than guessing.
True cost of ownership, an interest-rate stress test with the exact break-even rate, rent vs buy, the affordability check, and an offer builder anchored on your yield target.
Summaries, due-diligence questions and plain-English explanations of your own figures. Runs on Chrome's on-device model, your own API key, or offline rules.
Yield describes one year. This models the whole holding — cash flow, loan paydown, growth, selling costs — and names the year that actually returns most.
How much capital comes back out at a given LTV, what it does to the payment and to cash flow, and what the money left in the deal is earning.
Budget, contingency, holding and selling costs against the finished value — with the 70% rule and the value below which the whole thing loses money.
Cash flow is not what you keep. Deductible interest taken from the amortisation schedule, depreciation, and what survives at your own marginal rate.
Rent against interest rate, every combination at once. One number tells you what happens if you are right; this tells you what happens if you are wrong.
Spreads every assumption across a range and reports the spread of outcomes, including how much of that range loses money each month.
Fits price against floor area across a whole results page, then places your listing against that line — showing the strength of the fit, not hiding it.
An opening number, a target, a walk-away line, the leverage behind each one quoted from the listing, and a message you can send today.
Read a whole results page at once and order it by yield, cash flow, price per unit of area and risk — with the reason for each position.
Watch listings and see real movements against their recorded history, rather than a notification every time a page reloads.
Score every saved client brief against the listing, with the reason behind each score and what is missing for the ones that do not fit.
Your saved properties as one holding: capital committed, blended return, and a warning when too much of it sits in one area or one property type.
Read any listing and run the numbers on it, on any supported portal, without an account. That is a complete tool for judging whether a property is worth a second look.
One payment, then a download. Install it alongside the free extension and the locked tabs open.

For anyone whose decisions cost real money
$99/year
Prices in USD. One paid plan, so there is nothing else to buy later — and the free extension stays free and keeps working whatever you choose here.
Two extensions. The free one does the work you see; the Pro add-on adds the paid tools to it.
From the Chrome Web Store. Open any property listing and the side panel reads it. This alone is a complete tool.
Chrome Web StoreCheckout takes a minute. You are sent straight to a download, and a copy of the link by email.
Unzip the file. Open chrome://extensions, turn on Developer mode in the top right, click Load unpacked, and select the unzipped folder.
The two extensions find each other, the locked tabs open, and the plan badge changes. Nothing to activate, no key to paste.
Because a single extension with a “paid” switch inside it is not really locked — anyone can open the source and flip it. The paid tools are not switches here; they are code that lives in the add-on. Without it there is nothing to unlock, which is why the free version can be genuinely generous without giving the paid work away.
It is smaller than Pro, and worth being exact about. Free gives you extraction on every supported portal, the full deal calculator (yield, net yield, cash-on-cash, cash flow, debt cover, break-even occupancy), risk flags, the listing trust score, a ten-year projection and shareable reports — forever, with no account. That answers “is this listing worth a second look”. Pro answers “what will it actually do over the next ten years”.
No. There is no AreaIntelig server that receives your property data — everything is computed in your browser and stored there. Three optional exceptions, all switched on by you: pairing your own WordPress site, entering your own AI provider key, or activating a licence. The privacy policy sets out each one.
Not for anything on this page. Two extras need one: area intelligence scoring, which is computed on your site from your own data, and background price monitoring that runs while your browser is closed. Everything else works on the device.
Google removed paid extensions from the store, so a paid add-on has to be distributed directly. That is why step 3 uses Developer mode. It sounds more technical than it is — four clicks, once.
Adapters exist for the major portals in the UK, US, UAE, Pakistan, Spain, Germany, France, the Netherlands and Sweden. Beyond those, any site publishing standard listing markup is read automatically, which covers a great many more. If a site you use is not read properly, send the link and it can be added.
No. It is arithmetic on figures you supply, and it shows its working so you can check it. Projections depend heavily on the growth rate you assume, which the tools state plainly rather than hiding. Take a real decision to a professional.
Yes — within 14 days, no argument and no questionnaire. If it does not fit how you work, you should not be paying for it.
