What it does
- Reads the current listing, its area score, ROI, deal signal and running costs before answering.
- Works with no API key at all. The rule-based engine runs on your own server, so there is no per-question cost and nothing leaves the site.
- Add an OpenAI or Anthropic key and the wording improves; if that call fails it falls back to the local engine rather than erroring.
- Answers are grounded in your data, so it cannot invent a price or a score that is not there.

Answers are assembled from saved AreaIntelig data, and the panel prints that fact beneath every reply. It cannot quote a price or a score that is not already on your site.
